Day 3: Build the insurance file. Request current master-policy declarations, coverage evidence, deductibles and available replacement-cost documentation.
Day 4: Verify inspections, repairs and assessments. Gather milestone-inspection and SIRS records where applicable, engineer reports, repair scopes, completion evidence and assessment notices.
Day 5: Review litigation, use and ownership facts. Confirm disclosed litigation, commercial or transient-use characteristics, investor concentration, delinquency information and any termination discussion.
Day 6: Match the marketing to verified facts. Use strong photography for the residence, water, beach, community and amenities, and keep association claims current.
Day 7: Test the likely financing path. Ask a condo-experienced lender to identify the likely review path and obvious missing items. This is not a guarantee of approval; it is a way to find preventable friction.
