What to Fix Before You List on the Space Coast (and What to Leave Alone)

October 28, 2026

New Title

The most common question I get from sellers isn't about price. It's "What should I fix first?"

My answer: less than you think, and smarter than you'd guess. Buyers here notice certain things right away, and other things they barely register. Spending in the wrong place costs money and time. Here's how I help sellers decide.

Fix: the things buyers worry about

On the Space Coast, buyers and their insurance agents look closely at a few big systems. If any of these have known problems, address them or at least have answers ready:

  • Roof: Age and condition affect insurability. If there's a leak or damage, fix it. If it's older, gather the permit and any inspection records.
  • Air conditioning: In Florida, a struggling AC is a deal-killer. Have it serviced and keep the receipt.
  • Water intrusion: Stains, soft spots or musty smells make buyers nervous. Find the source and repair it.
  • Electrical and plumbing issues: Anything that looks unsafe or outdated can spook buyers and insurers.
"Fix what makes buyers nervous. Freshen what makes them smile. Skip the rest."

Freshen: the inexpensive things that photograph well

Most buyers meet your home online first. These small updates make a big difference in photos and in person:

  • Neutral paint on scuffed or bold walls.
  • Light and bright: new bulbs in one color temperature, clean windows and open blinds.
  • Curb appeal: pressure-wash the driveway, walkway and roof if needed, trim landscaping and add fresh mulch.
  • Small repairs: sticking doors, loose handles, dripping faucets, missing outlet covers and torn screens.
  • Deep clean everything, especially kitchens, baths and the lanai.

Leave alone: the projects that rarely pay off before a sale

Here's where I save sellers the most money. Unless something is broken, I usually suggest skipping:

  • Full kitchen or bath remodels. Buyers often want to choose their own finishes, and it's hard to recover the cost before closing.
  • Adding a pool. Expensive, slow and a matter of taste.
  • Highly personal upgrades. Bold tile, custom built-ins or trendy fixtures can narrow your buyer pool.
  • Replacing things that work. Older but functional appliances can usually stay. Clean them well.

Every home is different, so this isn't a blanket rule. Sometimes a targeted update makes sense. I'll tell you when I think it does.

Gather the paperwork buyers will ask for

On the Space Coast, paperwork can be as important as paint. Pull together what you have:

  • Permits and dates for the roof, AC, water heater and windows.
  • Any wind mitigation or four-point inspections.
  • Hurricane shutter or impact window details.
  • Flood insurance history and elevation certificate, if you have one.
  • HOA or condo documents, if applicable.

Having these ready helps buyers get insurance quotes quickly, which keeps your deal moving.

Consider a pre-listing inspection

For some homes, especially older ones, a pre-listing inspection is worth it. It lets you find issues on your own timeline, decide what to fix and avoid surprises during the buyer's inspection. We can talk about whether it makes sense for yours.
