One County, Two Markets: Brevard Houses and Condos Moved Differently in Q3

If you're selling a house in Brevard, the condo headlines aren't about you.

Side by side

Brevard County, year over year, single-family homes vs. townhouses and condos:

  • Sept 2026 closed sales: houses -2.5% (818); condos +6.8% (172)
  • Sept 2026 new pending sales: houses -16.0%; condos +3.9%
  • Sept 2026 median price: houses $380,000 (+0.5%); condos $272,500 (+6.9%)
  • Sept 2026 months' supply: houses 3.5 (from 4.4); condos 5.9 (from 7.6)
  • Q3 2026 closed sales: houses -0.8% (2,614); condos +10.6% (613)
  • Q3 2026 new pending sales: houses -6.2%; condos +12.0%

Houses still have less supply, 3.5 months against 5.9 for condos. But fewer new house contracts were written in September than a year earlier, and house prices were roughly flat.

For house sellers

A 16% drop in new pending sales is the number I'd watch. Prices held, which is good news, but fewer buyers wrote contracts. That puts more weight on condition, presentation and pricing at launch. The first two weeks matter most.

For condo sellers

The momentum is real, and so is the competition from rising new listings. Lead with the residence and have the association file ready.

The takeaway

Same county, different conditions. Use the numbers for your property type, then narrow to your neighborhood and your competition.
