More Condo Listings Arrived in September. Here's How Yours Stands Out.

October 23, 2026

Demand for Brevard condos is up. So is competition.

The number behind it

New townhouse and condo listings in Brevard County rose 15.3% in September 2026 compared with September 2025. Over the same period, closed sales rose 6.8% and months' supply fell from 7.6 to 5.9. Buyers are active, and they have more choices on the same weekend.

That combination favors the listing that is easy to understand on the first scroll.

What "obvious" looks like

  • The first image does the work. If the reason to buy is the river view, the first photo shows the river view from inside the residence, not the parking lot.
  • The first two lines say what's different. Floor, exposure, renovation, garage, water access. Specifics, not adjectives.
  • The price makes sense next to the competition. Buyers see the other three listings in the building. So do I, before we set the number.
  • The documents are ready. Association budget, insurance, assessment history and recent improvements, organized before the first showing request.
  • The timing is deliberate. A strong launch weekend with clean photography beats a quiet launch that gets fixed later.

Why this matters now

When new listings rise faster than sales, the listings that get attention are the ones that answer questions quickly. Price reductions are usually the cost of a launch that didn't.

The takeaway

A stronger condo market rewards preparation. More listings means your residence needs to be the clearest choice on the page.
