Living at the Villages of Seaport in Cape Canaveral: Beach, Port and a Furnished Rental | November 6, 2026

November 6, 2026

Some places on the Space Coast are easy to describe and hard to picture day to day. The Villages of Seaport in Cape Canaveral is the opposite. Once you know where the gate is, where the boardwalk lands and how close the port really sits, the routine comes into focus quickly.

I have a furnished one-bedroom rental in the community right now, Unit V76 at 222 Beach Park Lane, so this is a good moment to walk through what living here actually looks like: the beach, the port, launch nights, groceries and the drive to work.

Where the Villages of Seaport sits

The Villages of Seaport is a guard-gated, oceanfront condominium community off North Atlantic Avenue at the north end of Cape Canaveral. Port Canaveral is just north of it, Cocoa Beach begins a short drive south, and the Atlantic is on the other side of the dunes. Residents reach the sand by the community's own beach access boardwalk over the dunes.

If you are new to the city itself, my Cape Canaveral guide covers the beaches and the space history that shaped this stretch of coast.

Inside the gate

The community is built for people who like to be outside. There are three pools, a fitness center, tennis and pickleball courts, racquetball, a clubhouse and an elevated oceanfront deck with lounge chairs looking straight out at the water. Palms line the paths, and the boardwalk winds through the dune vegetation before it opens onto the beach.

Every residence sits inside the same set of association rules for parking, pets, guests and leasing. My Villages of Seaport community page links to the association's document directory and lists the questions worth asking about any unit here before you commit.

The residence: Unit V76

Unit V76 is a furnished, second-floor, one-bedroom, one-bath condominium of about 703 square feet. The living room has a vaulted ceiling with an exposed beam, wood-look floors and plenty of window light. The kitchen is white shaker cabinetry with stainless appliances, and a stacked washer and dryer is in the unit. The screened porch looks out through the palms, which is where I would expect most mornings to start.

The rent is $2,200 a month on a 12-month lease. Water, sewer, cable and internet are included, and the tenant pays electric. One pet up to 30 pounds may be considered with owner approval and the association's pet registration. The Villages of Seaport also requires its own lease application before move-in.

Full photos and listing details are on the Unit V76 listing, MLS# 1091714.

Five minutes from the port

Port Canaveral is the neighbor that shapes daily life here. By road, Jetty Park is about 1.3 miles from the community and The Cove is about 1.6 miles.

Jetty Park sits at the mouth of the harbor with a public beach, a fishing pier and a campground, and from the pier you can watch cruise ships head out to sea. The port sells day and annual passes for vehicle entry, so if you expect to go often, the annual pass is worth a look.

The Cove is the port's waterfront restaurant row along Glen Cheek Drive. Rusty's Seafood and Oyster Bar, Fishlips Waterfront Bar and Grill, Rising Tide Tap and Table and Grills Seafood Deck and Tiki Bar are all there, each with a different feel. It is the easy answer when friends visit, and the cruise terminals are close by if you travel by ship yourself.

"The beach is the part everyone pictures. The port, the pier and the launch schedule are what make the routine."

Launch days

Rockets lift off from Cape Canaveral Space Force Station and Kennedy Space Center, north of the port. Jetty Park is one of the best known public viewing spots on the Space Coast, and the community's oceanfront deck gives residents a view of their own. Launch dates move for weather and technical reasons, so I keep the Kennedy Space Center Visitor Complex launch schedule bookmarked and check it again the day of. For a recent example of what a launch means locally, see my note on the Crew-13 launch from Cape Canaveral.

Cocoa Beach, groceries and daily errands

Daily errands stay close. The Publix at Cornerstone Plaza, 5645 North Atlantic Avenue, is about 2.5 miles south and has a pharmacy inside. The Westgate Cocoa Beach Pier is about 2.7 miles away. Built in 1962, it stretches 800 feet over the Atlantic and has restaurants, shops and surfing right alongside it.

If Cocoa Beach is on your list for a longer stay or a future purchase, my Cocoa Beach real estate page is a good next read.

Commuting to Kennedy, Patrick and Melbourne

These are approximate road distances from 222 Beach Park Lane. Drive times change with traffic and launch-day crowds, so test your own route at your own hours.

  • Patrick Space Force Base: about 12 miles south along the beachside, past Cocoa Beach toward Satellite Beach.
  • Kennedy Space Center Visitor Complex on Space Commerce Way: about 17 miles. Workplace gates inside the center differ, so map yours specifically.
  • Melbourne Orlando International Airport: about 28 miles south, near Melbourne.
  • Orlando International Airport: about 48 miles west by State Road 528, the Beachline Expressway, which is a toll road.

Many people who work at the Cape also look across the river at Merritt Island, which sits between the beaches and the mainland. It is worth comparing both before you settle on a long-term address.

Who a furnished 12-month lease works for

A furnished one-bedroom with utilities largely included solves a specific problem: getting settled without buying a household of furniture first. It fits a relocation where you want a year to learn the area before you buy, a space-industry assignment with a defined start date, or a seasonal resident who wants to test a full year on the coast, summer included, before committing to a purchase.

A year is also long enough to learn the difference between beachside, riverside and mainland living. My Brevard County community guides compare the areas side by side, and my Brevard County beachside rentals page gathers what is available for lease.
