These countywide statistics support sellers, but they are not a promise about one building or beachside submarket. Buyers still compare HOA cost, insurance exposure, assessment risk, reserves, building condition, view, updates and rental rules. The right response is not to add an arbitrary premium. It is to make the property easier to understand and easier to finance.
Waterfront listings need three value stories. First is the residence: floor plan, condition, light, storage, parking and improvements. Second is the lifestyle: direct river or ocean access, beach access, views, boating, kayak storage, pools, pier, club facilities and the surrounding community. Third is the building: reserves, insurance, inspections, maintenance and assessments.
A financed primary buyer, cash second-home buyer and investor may value the same condo differently. Marketing should explain the property accurately enough for each qualified audience to determine fit, while pricing and contract strategy remain grounded in the most relevant competition.
