That is why strong condo marketing starts with two files: the property presentation and the project documentation. Preparing both before the listing goes live can reduce avoidable delays after an offer is accepted.


BUILD THE PROJECT FILE EARLY


A practical seller file may include the current budget, reserve information, insurance summaries, pending or recent special-assessment information, milestone or structural inspection documents when applicable, repair plans, meeting minutes and the association's rules. The exact request depends on the building, the buyer and the financing program.


The goal is not to interpret every document for the buyer. The goal is to locate the right records early, organize them clearly and identify questions that should be directed to the association, lender, insurer or appropriate professional.
