A five-part audit helps coastal, condo and Merritt Island sellers find the gap before the next buyer does.
A listing can look ready online and still be unprepared for the next serious offer. Use this five-part check to find the gap before the buyer does.
1. Pricing and competition
Review the most relevant active, pending and recently closed competition. Separate direct waterfront, oceanfront, water-view and interior units. Account for condition, floor, parking, assessments, HOA cost and rental rules rather than relying on price per square foot alone.
2. Project readiness
For condos, refresh the budget, reserves, insurance, deductibles, inspections, SIRS, assessments, litigation and repair status. Confirm the association’s questionnaire process and expected response time.
3. Rental-income evidence
If rental potential is part of the marketing, separate verified rules and historical evidence from projections. Fannie Mae’s September 2 update makes that discipline more relevant for financed buyers.
4. Presentation and links
Make sure professional photography, captions, property facts, clickable listing links and calls to action all point to the current property. Remove stale pricing, expired pages and unsupported amenity claims.
5. Buyer feedback and next decision
Summarize showing feedback by theme: price, condition, HOA cost, financing, layout and competition. Decide whether the correct response is better information, improved presentation, a concession, a price adjustment or patience.

Prepared listings make faster, clearer decisions. The goal is not to eliminate every possible issue; it is to keep avoidable confusion from weakening the seller’s position.
