1. Pricing and competition

Review the most relevant active, pending and recently closed competition. Separate direct waterfront, oceanfront, water-view and interior units. Account for condition, floor, parking, assessments, HOA cost and rental rules rather than relying on price per square foot alone.

2. Project readiness

For condos, refresh the budget, reserves, insurance, deductibles, inspections, SIRS, assessments, litigation and repair status. Confirm the association’s questionnaire process and expected response time.

3. Rental-income evidence

If rental potential is part of the marketing, separate verified rules and historical evidence from projections. Fannie Mae’s September 2 update makes that discipline more relevant for financed buyers.
