One County. Different Markets. What Brevard’s August Report Means for Sellers

Brevard County’s housing market does not move as one category. The August report shows condo and townhome closed sales rising 10.9% year over year while single-family closed sales fell 4.2%. Those are changes in monthly sales counts, not changes in the value of an individual property.
The practical question is more specific: what will a buyer compare with your home?
Start with the right comparison
A countywide report provides context. A listing plan needs a closer look at the homes competing for the same buyer: their setting, condition, features, costs and presentation. Two residences with similar square footage may offer very different ownership experiences.
For a condo or townhome, the building and available association information are part of that comparison. For a single-family home, the neighborhood, maintenance and alternatives a buyer can tour also matter. The headline alone cannot settle an asking price.
Make the details easy to understand
Before launch, gather accurate property information and identify the questions that need answers. Use photography and video that show the actual residence and its surroundings. A view may earn the first look; clear information helps buyers decide whether to take the next step.

Price for the smaller market
Review relevant competing listings and recent comparable transactions before choosing a price. Use the county report to frame the conversation, then bring the decision back to the specific property.
