Selling a coastal condominium used to feel like a straightforward unit-level exercise: prepare the residence, price it correctly, photograph the view and bring it to market. That work still matters. But for a financed buyer, the building now deserves the same attention as the unit.
Fannie Mae’s August 2026 Project Standards Requirements FAQ gives sellers and associations a clearer picture of the review environment for applications dated August 3, 2026 or later. Limited Review is no longer available. Established projects generally move through Full Review unless the loan and project qualify for an applicable waiver.
What changed in practical terms
Full Review asks the lender to examine project-level facts such as budget and reserves, insurance, repairs, special assessments, litigation, ownership and use characteristics. The exact requirements depend on the loan and project, and the lender makes the eligibility decision. The seller-side lesson is simpler: the project file should not be assembled for the first time after a buyer is under contract.
The August FAQ also explains reserve-study treatment. If a lender relies on a reserve study as an exception to the standard reserve allocation requirement, baseline funding is not acceptable for applications dated August 3 or later. When a study presents more than one methodology, the lender must use the highest recommendation. That can turn an association’s reserve study, current budget and actual contribution level into a central part of the financing conversation.



Why this matters on the Space Coast
Brevard’s condo market showed improved activity in July. The Space Coast Association of REALTORS® reported that townhouse and condo closed sales rose 13.5% from July 2025, new pending sales rose 22.8%, the median sale price reached $299,000 and inventory declined to 6.2 months.
Those numbers are encouraging, but they do not make every building equally financeable. A seller can have a well-priced residence, a strong view and serious buyer interest, then encounter delay because the master policy, reserve information, inspection records or repair status arrives late or tells an incomplete story.
That is why a current direct-waterfront listing such as 300 Columbia Drive #3204 in Cape Canaveral should be positioned in two layers: the lifestyle buyers can see and the project information their lender must verify.
A listing agent’s prelaunch file
Before a coastal condo goes live, I want to know what is available for the current budget, year-to-date financials, reserve schedule or reserve study, master insurance, deductibles, milestone inspection, SIRS, recent board minutes, special assessments, litigation and repair status.

This preparation does not guarantee loan approval. It identifies missing information early, reduces avoidable surprises and helps the listing reach financed buyers with a more coherent story.
What serious buyers should do
Buyers should ask their lender to review the project as early as possible and should avoid assuming that a prior approval, an online status or another unit’s closing guarantees the same result for a new application. Loan type, application date, project facts and lender overlays can differ.

On the Space Coast, presentation earns attention. Project readiness protects marketability. The strongest condo listing strategy now combines both.
