September 2026 Condo Financing: What Space Coast Sellers Should Prepare

September changed rental-income guidance, not the condo project-review file sellers need to prepare.
When a new lending announcement appears, condo sellers often wonder whether the entire financing process has changed again. Fannie Mae’s September 2 update did not replace the project-review rules that became effective in August.
What the September announcement covered
SEL-2026-08 addressed rental income, certain UAD 3.6 highest-and-best-use appraisal requirements and the Native American Conventional Lending Initiative. It did not announce a new condo-project review structure.
What coastal condo sellers still need to prepare
The August project-standards FAQ remains the useful reference for Full Review, reserves, critical repairs, special assessments, inspections and other project-level issues. A financed buyer’s lender may still request the budget, reserve study or schedule, master insurance, deductibles, inspection reports, SIRS, assessment information, recent minutes, litigation facts and repair evidence.
A local example of the right presentation
3220 River Villa Way #121 in Melbourne Beach is currently marketed with a completed SIRS report, fully funded reserves and no current assessments, alongside its renovated residence and ocean-to-river amenities. Those are distinct claims that should remain supported by current association records.
The lesson is not that one project is automatically eligible for every loan. It is that verified building facts should be part of the listing presentation, not an afterthought.
The seller takeaway
New rental-income guidance can affect an investor buyer while the project-review rules affect the building. A strong listing agent understands both tracks and keeps them separate.
