A seller does not need a spreadsheet full of statistics. Five well-defined local numbers can create a much better listing conversation: closed sales, pending sales, new listings, median price, and months of supply.

The key is to use them together and label them correctly.

1. Closed sales: what completed

Brevard County townhouses and condos recorded 214 closed sales in August 2026, up 10.9% from 193 in August 2025. That confirms completed transaction activity in the combined property category.

2. Pending sales: what entered contract

Pending townhouse and condo sales rose 7.8% year over year. Pending activity is closer to current demand than closed sales, but it still does not reveal the final price or whether every contract will close.

3. New listings: what competition arrived

New listings fell 10.4% year over year. Fewer new choices can help a well-positioned listing stand out, but building-level competition may differ from the county total.

4. Median sale price: the middle sale, not your value

The Brevard townhouse/condo median was $270,000 in August 2026, up 1.9% from $265,000 in August 2025. The median describes the middle sale across a broad countywide category. It does not adjust for view, building, condition, floor, fees, or location.

5. Months of supply: the pace of available inventory

Supply measured 5.8 months, down from 8.0 a year earlier. That is a meaningful tightening, yet it still allows buyers to compare. A seller should combine supply with the active competitive set and the listing’s first-week response.

Turn the five numbers into a plan

Before listing, ask for the same five measures at the narrowest reliable level, then add the property facts: condition, view, ownership costs, documents, restrictions, and current competition. After launch, compare the plan with actual inquiries, saves, showings, second looks, and objections.

That is how data becomes a decision instead of decoration.
