Brevard County’s August market report contains a simple warning for sellers: do not use one countywide label for two different property markets.

In August 2026, Brevard townhouses and condos had 5.8 months of supply. Single-family homes had 3.5 months. Both figures declined from August 2025, but the sales pipelines moved differently.

The verified comparison

The Space Coast Association of REALTORS® August report shows:

  • Townhouses/condos: 214 closings, up 10.9%; pending sales up 7.8%; new listings down 10.4%; median $270,000, up 1.9%; supply 5.8 months versus 8.0.
  • Single-family homes: 853 closings, down 4.2%; pending sales down 2.4%; new listings up 2.8%; median $376,018, up 1.7%; supply 3.5 months versus 4.5.

The geography is Brevard County, the reporting period is August 2026 compared with August 2025, and the property types are reported separately.

Condo strategy: reduce ownership uncertainty

Condo buyers compare the residence and the building. Sellers should prepare accurate fee information, rules, restrictions, assessment details, insurance material, and applicable reports while presenting the view, condition, parking, storage, and amenities honestly.

At 5.8 months of supply, buyers can still compare alternatives. A clean file can protect momentum after the photography creates interest.

Single-family strategy: do not confuse lower supply with automatic urgency

Single-family inventory was tighter, but closings and pending sales were lower year over year. A seller still needs a property-specific price, condition plan, and first-week response standard.

Beachside, waterfront, Viera, Rockledge, Titusville, Melbourne, and Merritt Island homes can behave differently within the county. The right comparison begins with location, property type, condition, and the buyer’s current alternatives.

Bottom line

The condo market offered improving transaction activity. The single-family market offered tighter supply. Neither statistic replaces a local competitive analysis. The better seller strategy begins by identifying which market the property is actually in.
