Two properties can be located a few miles apart and still require very different listing strategies.
The latest verified Space Coast Association of REALTORS® August 2026 report measured 5.8 months of supply for Brevard County townhouses and condos and 3.5 months for Brevard County single-family homes. Both figures were lower than in August 2025, but the size of the gap matters.
Verified fact: condo inventory declined from 8.0 to 5.8 months year over year, while single-family inventory declined from 4.5 to 3.5 months.
Interpretation: a condo seller is generally competing in a category with more buyer choice than a single-family seller. A countywide comparison is only the starting point, because a building, beachside corridor, waterfront orientation, or price segment can behave differently.
For a condo, the launch should reduce building-level uncertainty. Confirm the current fee, what it includes, the available association documents, applicable rules, assessment information, insurance information, parking, storage, and property-specific features. Price against the closest substitutes, not the entire county.

At 3.5 months of supply, the countywide single-family category is tighter. However, August new listings increased 2.8% year over year, so sellers should check what has just entered their immediate competitive set.
August’s countywide median sale price of $376,018 was up 1.7% year over year, while closed sales fell 4.2%. Those mixed measures call for discipline and do not establish the value of a particular home. Lead with the property’s actual strengths, resolve avoidable condition issues, prepare the disclosure and insurance conversation, and use the first week to measure response.
The Brevard numbers show different conditions for condo and single-family sellers. Neither countywide supply figure replaces a review of the current competing properties. The correct strategy begins with the category and becomes more specific from there: city, neighborhood, building, waterfront orientation, condition, and buyer pool.
