July brought a stronger Brevard condo demand signal
According to the Space Coast Association of REALTORS® July 2026 townhouse and condo report, closed sales rose 13.5% year over year and new pending sales increased 22.8%. The median sale price reached $299,000, up 4.9%, while inventory remained at 6.2 months. New listings declined 1.9%, and cash represented 51.6% of closed sales.
Better demand rewards precision—not overpricing
Improved activity is useful, but it does not mean every waterfront or beachside condominium should be priced above the strongest comparable sale. Buyers still compare condition, view, floor, renovations, project facts, insurance, assessments and amenities. The seller who pairs a defendable price with a complete project story is positioned to benefit from the stronger signal.
Waterfront listings need three value stories
The residence story covers finish level, floor plan and condition. The project story covers insurance, reserves, assessments, maintenance and amenities. The location story explains the water access, beach access, view corridor and convenience that make the address difficult to replace.
A current example is 3220 River Villa Way #121 in Beach Woods, where the ocean-to-river community amenities and waterfront setting must be marketed with the property facts—not as vague lifestyle claims.
Position for the buyer most likely to act
With cash accounting for 51.6% of July condo closings, sellers should prepare for both cash and financed conversations. Cash buyers still inspect project risk, while financed buyers may need additional association, reserve, insurance and repair documents.
The best launch identifies the likely audience early—full-time waterfront resident, second-home buyer, boater, beach user, investor or relocating professional—and builds the photography, captions, property links and showing strategy around that audience.
Turn the market signal into a listing strategy
The July numbers support a more confident conversation, not a shortcut. A waterfront seller still wins by combining current market evidence, a clear project file, disciplined pricing and marketing that makes the property’s daily lifestyle tangible.
