Brevard Condo Cash Sales Rose 10.1%. Financed Marketability Still Matters | November 5, 2026

November 2, 2026

Cash growth is constructive, but a prepared condo listing protects the financed buyer pool too.

Cash activity increased in Brevard's townhouse and condo category, but a seller should not prepare only for cash buyers.

For Q3 2026 Brevard County townhouse and condo sales, cash transactions rose 10.1% from Q3 2025. Total closings rose 10.6%, pending sales rose 12.0%, the median sale price rose 5.7% to $280,000, and supply measured 5.9 months, down from 7.6 months a year earlier. Cash growth is useful, not universal

Cash buyers can remove a loan contingency, but they still evaluate the building, insurance, assessments, reserves, inspections, condition, and resale risk. Financed buyers add project review and underwriting, which makes missing documents more visible.

Protect the financed buyer pool

Before launch, a coastal condo seller should ask for the current budget, financials, master-insurance declaration and deductibles, reserve or SIRS information when applicable, milestone-inspection materials when applicable, pending special assessments, known litigation, owner-occupancy or rental information, and clear association contact details.

Cash rose. Financed marketability still matters. Coastal condo living room opening to a river-view balcony.
Cash growth does not replace financed marketability.

This is not a legal or lending conclusion. It is marketability work. A lender and buyer will make their own decisions, but a listing agent can reduce avoidable delay by organizing the information early and identifying gaps before the first contract.

Seller takeaway

A rise in cash purchases does not justify a cash-only marketing mindset. The strongest listing stays accessible to the broadest qualified audience the project can support.

Frequently Asked Questions

Did cash condo sales increase in Brevard County?

Yes. In Q3 2026, cash transactions in Brevard County's townhouse and condo category rose 10.1% from Q3 2025, according to the Space Coast Association of REALTORS®. Total closings rose 10.6% and pending sales rose 12.0% over the same period. The median sale price rose 5.7% to $280,000.

Why should a condo seller still prepare for financed buyers?

Cash is part of the market, not the whole market. Financed buyers add project review and underwriting, which makes missing association documents more visible. Preparing for them keeps the listing open to the broadest qualified audience the project can support. Cash buyers review the building, insurance, and assessments too.

What documents should a Space Coast condo seller gather before listing?

Start with the current budget and financials, the master-insurance declaration and deductibles, and reserve or SIRS information when applicable. Add milestone-inspection materials when applicable, any pending special assessments, and known litigation. Owner-occupancy or rental information and clear association contacts round out the file. This is marketability preparation, not a legal or lending conclusion.
