If you’re watching the Brevard County real estate market, here’s what happened in May 2025. Whether you’re thinking about buying, selling, or investing, these insights will help you navigate the Space Coast housing landscape with confidence.

�� How Did Single Family Homes Perform in May?

In May 2025, 1,056 single family homes closed across Brevard County. That’s a slight dip of 1.4% compared to May last year, when 1,071 homes sold. The good news? We saw an 11.1% increase in cash sales , which tells us that strong buyers — whether investors or people looking to move quickly — are still active in the market.

There’s also a bit of an interesting mix happening:

New pending sales (homes that went under contract) were up by 5.1% , showing steady demand.
But at the same time, new listings were down 7.2% , which means fewer fresh options hit the market last month.
The median sales price stayed flat at $375,000 , exactly what it was a year ago.
Inventory levels rose — we’re now at 4.6 months of supply , up from 3.8 months in May 2024. This gives buyers a little more breathing room and may encourage sellers to price more competitively.

�� What does it mean?
Our single-family market is holding steady. Prices haven’t changed, but with inventory growing and fewer new listings, we could see more choices for buyers in the coming months. Sellers may need to be strategic with pricing and presentation to stand out.

�� What About Townhouses and Condos?

The condo and townhouse side of the market tells a different story.

208 units closed in May , a sharp drop of 26.2% compared to 282 closings last year.
Cash sales were down by 24.7% , which may reflect fewer investors or second-home buyers jumping in.
New pending sales fell 11.6% , and new listings dropped 10.1% .
The median sales price for condos and townhomes was $273,500 , down 5.7% from last year’s $290,000.
Inventory is building — we’re up to 8.8 months of supply , compared to 6.4 months a year ago.

�� What does it mean?
This part of the market is clearly cooling. Buyers are gaining more options and negotiating power. If you’re looking for a condo or townhouse, this could be a great opportunity to find a deal, as sellers may be more willing to work with you.

�� The Big Picture

Overall, Brevard’s housing market in May 2025 shows stability in single family homes and softness in the condo/townhome sector. The shift in inventory levels suggests that buyers will have more choices — and potentially more negotiating power — especially in condos and townhomes.

Buying a home is one of life’s biggest milestones — but for many people, coming up with the down payment feels like an impossible hurdle. That’s why we’re celebrating National Homeownership Month by shining a spotlight on something that could make a huge difference for buyers like you: down payment assistance .

At Down Payment Resource (DPR), we’ve made it our mission since 2008 to help people discover financial help they might not even know exists. We track over 2,500 assistance programs across the country, and our tools are designed to help buyers find the support they need to make owning a home more affordable — and more achievable.

Let’s break it all down

. What Is Down Payment Assistance?

Down payment assistance (or DPA) programs are exactly what they sound like: resources that help you with the upfront costs of buying a home. That usually means help with your down payment, but many programs also cover:

Closing costs
Prepaid expenses
Interest rate buydowns
Even your buyer’s agent commission (yep — 67 programs currently allow this!)

In short, DPA doesn’t just help with that big chunk of cash at the beginning — it can also reduce your monthly mortgage and the total amount you repay over time.

Think You Don’t Qualify? Think Again.

One of the biggest myths about DPA is that it’s only for low-income buyers or first-timers. The truth might surprise you.

You don’t need to be low-income : For most programs, income limits are based on where you live — and those limits can be higher than you think.
Your credit doesn’t have to be perfect : If your score is close to what lenders require, you could still qualify.
You don’t have to be a first-time buyer : Nearly 40% of programs are open to repeat buyers. And even if you’ve owned a home before, you’re considered a “first-time buyer” again if it’s been more than three years since you last owned.
You don’t have to buy a traditional house : Almost 1,000 programs support manufactured homes. More than 800 cover multifamily properties (like duplexes or fourplexes), which means you can live in one unit and rent out the rest to offset your mortgage.

What Does the Help Look Like?

There’s no one-size-fits-all when it comes to DPA. But here’s a glimpse of what many programs offer:

57% offer second mortgage loans — usually at low or no interest.
80% of those have deferred payments — so you don’t pay anything until you sell or refinance.
53% offer partial or full forgiveness — the longer you stay in your home, the more of the loan is forgiven.
177 programs are grants — free money you never have to pay back.

These programs can reduce your loan-to-value (LTV) by about 6% on average — which could make it easier to qualify for a mortgage and lower your monthly payments.

Finding Help Is Easier Than Ever

If you’ve been house-hunting on Zillow, you may have already seen some of these programs in action. Thanks to our partnership with Zillow, you can now view available down payment assistance options right inside many home listings.

Since we teamed up in 2021, more than five million home shoppers have used DPR tools on Zillow. And here’s the amazing part: 93% of those users matched with at least one program.
